The enhancement of assets lodged as collateral is a fundamental component in maximising collections

Services provided through the internal Real Estate Department which has developed services dedicated to the various phases of the legal real estate process for positions under management:
  • Auction Facilitation

To facilitate the process of participation in auctions, the internal Real Estate Department:

  • supports potential buyers, also through a widespread network of real estate brokers;
  • manages an ongoing activity of promotion and participation in court auctions involving properties lodged as collateral to secure loans.

 

  • Borrower Cooperation Agreement

The Borrower Cooperation Agreement is the service aimed at selling real estate that has been pledged as collateral for the loans under the mandate, implemented during the initial phase of the recovery activities as an alternative to the enforcement proceedings.
The Real Estate Department coordinates marketing of the asset and examines the purchase offers received.
 

  • Reposses Real Estate Valutations

The Repossess activity facilitates the collection phase, protecting the value of the loan pledged as collateral.
Through the establishment of a vehicle for participation in auctions (Reoco), the Real Estate Department works to optimise the recovery of credit by supporting the auction price and maximising the value of the asset through trading, development or enhancement activities on the properties.
The service is aimed exclusively at credit institutions or specialised companies.
 

  • Real Estate Valutations 

The internal Real Estate Department provides the Real Estate Valuation service for credit institutions or specialised companies, in order to draw up business plans or support the completion of transactions.

The service aims at analysing the characteristics of the assets and identifying their values on the free market, according to requirements and based on the level of analysis requested.
There are different types of valuations depending on the level of analysis required (Desktop, Drive-by or Internal Site Visit).
 

  • Observations to the Court-Appointed Expert 

Through the in-depth analyses by the Court-Appointed Experts, the Real Estate Department provides a “technical sheet” expressing an opinion on likely suitability.
The service is aimed exclusively at credit institutions or specialised companies.
 

  • Technical and Professional Services 

The internal Real Estate Department has developed a series of highly specialised technical services: drafting of surveys, retrieval of documents relating to the buildings, energy certification, building regularisation and land/building registry changes.

  • Search for investors interested in purchasing Operator specialised in sales

The internal Real Estate Department seeks investors interested in purchasing the assets connected to the insolvency proceedings in order to encourage the recovery process.
The service is aimed exclusively at credit institutions or specialised companies.
 

  • Operator specialised in sales

The internal Real Estate Department supports receivership, with a specific appointment (as envisaged by Art. 107 paragraph 1 of Bankruptcy Law), for sales activities and for the other liquidation deeds.
Managed through competitive procedures and a network of brokers distributed throughout the country, sales are made by ensuring, with the appropriate forms of advertising, maximum information for and participation by stakeholders, and can only be carried out upon achievement of the minimum sales value determined by the receiver and/or committee of creditors.
The service is aimed exclusively at credit institutions or specialised companies.
